Shinfield Park
Shinfield Park is a substantial office development, circa 700,000 sq ft, located on the outskirts of Reading. Built in 1982, and having been occupied by multiple tenants, the whole building is reaching the end of its service life and is in need of modernisation.

Marjoram Architects were approached and appointed by the client in 2023, alongside a full consultant team, to undertake an initial feasibility study and put forward proposals to modernise, refurbish and improve the overall energy performance of the existing building.
The brief includes reviewing and improving the existing service strategy, energy consumption, internal layouts, external building fabric and external areas immediately serving the building.
This involved a completely new façade and services strategy, with the existing pre-cast cladding panels and glazing – which are part of the original 1982 fabric – being replaced in their entirety with a modern unitised façade system.
The façade design makes reference to the existing fabric, but introduces fluted pre-cast panels, a more flexible façade system with openable windows, and external shading.
The proposals put forward by Marjoram and the design team improved the overall building performance from an EPC rating of E to B.
As part of improvements to the surrounding public space and external terraces, the proposed landscaping strategy extends up the façade, which has planters incorporated around the perimeter.
Internally, a new communal lobby and breakout space has been created at ground floor which links the two existing cores and provides the building users with a much improved user experience and internal environment upon arrival.
